The project occupies a prominent lot with frontage on Seaside's main thoroughfare, as well as the Gulf of Mexico. Though a form based code strictly informs the buildings over all massing, the exterior is designed to reflect the peculiar nature of its plan in which the most public spaces are located in the third level, and the most private spaces on the ground floor. A robust masonry ground level not only provides privacy for the functions within through limited fenestration and thickness of wall, but also serves to visually support the levels above. The uppermost level, by contrast, is comprised of minimal structure, and maximum fenestration.
Masonry ground level construction does not have substantial precedent in Seaside, and so regional influences were used as design direction. The clients maintain full time residence in Louisiana, and so the work of A. Hays Town was instrumental in the choice of a Flemish Bond, whitewashed brick with timber lintels that was ultimately pursued.
